CCTV Drainage Surveys & Drainage Mapping

Drain Survey

XP Surveys carries out CCTV drain surveys across London to check your drainage system for blockages, leaks and structural damage. A qualified drainage technician feeds a self-levelling camera into your pipework via a manhole or rodding access point, capturing full-colour footage with an on-screen meter reading so every defect is located precisely.

Because the whole inspection is done with a camera rather than a spade, we survey your system quickly and without disruption to your home or commercial premises. You get an accurate picture of the drains and sewer in a single visit, then a clear report and costed quote for any repairs.

What is a CCTV drain survey?

A CCTV drain survey is a thorough inspection of your waste pipework using a high-specification camera that sends a live feed back to the engineer. It gives a precise, real-time view of the inside of your drains so any issue can be identified and graded without digging.

The findings are set out in a detailed report covering pipe dimensions, chamber depth, invert levels, direction of flow, use and material of the pipework, and the structural condition of the system.

Why have a drain survey?

Drainage systems degrade over time, and problems are often hidden until they cause damp, smells or flooding. Common causes of damage include:

  • Ground movement and pressure changes stressing the pipe runs
  • Tree roots penetrating joints and pipework
  • General wear and tear over decades of use
  • Pressure build up caused by blockages
  • Misaligned joints creating leaks and corrosion
  • Collapsed sections that weaken the wider waste system

Around 70% of London’s sewers are more than 100 years old, so faults are common across the capital.

When you might need a survey

People across London commission a drain survey for a range of reasons, including:

  • Buying a property and needing a homebuyer inspection before exchange
  • Recurring blockages or slow draining that will not clear
  • Damp, subsidence or unexplained smells that may trace to a drain
  • Locating and mapping an old or unknown drain run
  • Checking pipework before an extension or build over agreement
  • Resolving a shared drainage dispute with a neighbour or freeholder

How the survey works

Our surveyor inserts the CCTV camera into the drain through a manhole or rodding point and runs it through the system. All of our cameras are self-levelled and record in full colour with an automatic on-screen meter reading, so the position of every defect is logged as we go.

We produce the written report within 2 to 4 working days unless agreed otherwise. On request we can turn it around within 24 hours for an additional cost, a service often used with homebuyer surveys. Footage can be supplied by online link or on disc by post.

What the report covers

Your report gives you a complete record of the system, including:

  • Pipe dimensions, chamber depth and invert levels
  • Direction of flow and use of the pipework
  • Pipe materials and overall structural condition
  • A detailed site plan of the drain layout
  • Still images of any major defects
  • An online link to the full CCTV footage
  • Clear recommendations and costs to rectify any faults found

Do I need to be present?
Access to the drains is needed on arrival, but our surveyors do not require supervision once on site.

Can you find a drain if I do not know where it runs?
