Measured Building Surveys

Discover the Benefits of BIM with our BIM Surveys

Scan-to-BIM

Scan to BIM is a process by which physical structures are digitally captured using 3D Laser Scanning Technology and then transformed into accurate, digital Building Information Models (BIM). In our company, we utilise the state-of-the-art Trimble X7 for our scanning operations ensuring precise capture of site conditions and details.

1. 3D Laser Scanning Survey

A 3D Laser Scanning Survey will initiate the process. A representative of our team will visit the property or location with the Trimble X7 3D Laser Scanner to scan the building and its surroundings in its entirety, or relative to the specifications provided by the client. Multiple scans are taken throughout the day to create the Point Cloud.

2. Point Cloud – Digital Twin

A Point Cloud is an accurate digital record of a space and the objects within that space. Using our digital twin software, the 3D laser scanner ensures the precise capture and measurement of each point of your building. The result of this is several data points taken together to produce a Point Cloud.

This provides an exceptional level of accuracy and is a 3D record of your building or structure from which we can begin modelling and drawing.

3. 3D BIM Model Output

Once the scans are completed, the point cloud data is imported into BIM tools, such as Revit, where the information is transformed into a detailed, interactive 3D BIM model and 2D outputs such as elevations and sections. 3D BIM modelling allows us to create and view virtual models with intelligent 3D objects instead of just 2D lines.

The integration of visualisation, quantification, design simulation, construction, and other tasks related to the building process, allows for efficient design modifications, and accurate facility management and ensures our project stakeholders have an up-to-date representation of the as-built environment.

Step-by-Step Scan-to-BIM Process

Our Scan To BIM process captures structural details which are then converted into a BIM Model. This model is adaptable, allowing outputs to be compatible with various 3D software such as Revit, AutoCAD, SketchUp, and Rhino. This flexibility enables us to meet diverse project needs and align with our clients’ preferred software and workflows.

Step-by-Step Scan-to-BIM Process

Scan to BIM is a highly efficient method for capturing accurate, real-world data and transforming it into intelligent 3D models for use in construction, renovation, and facility management. Here’s a step-by-step overview of our Scan-to-BIM process:

  • Initial Consultation and Requirements Gathering
We begin by understanding the scope, scale, and deliverables of your project. This includes identifying the level of detail required and any specific outputs needed in formats like Revit, AutoCAD, or SketchUp.
  • On-Site 3D Laser Scanning Survey
Our expert surveyors conduct a detailed 3D Laser Scanning Survey using the Trimble X7. Multiple scans are carried out to ensure full site coverage, capturing architectural, structural, and MEP features. This step results in a point cloud scan, a digital twin of your space.
  • Point Cloud Processing and Alignment
The scan data is compiled into a precise point cloud, where individual scans are registered and aligned to form a unified dataset. This forms the digital foundation for the BIM model.
  • BIM Model Creation
We import the point cloud into BIM software such as Revit to generate a 3D model. This model includes parametric components that replicate the actual geometry and conditions of the building.
  • Review and Delivery
Once the BIM model is complete, we carry out quality checks and provide outputs as per the client’s requirements. Whether it’s for design, refurbishment, clash detection, or facilities management, your Scan to BIM model is ready for use across your project lifecycle.

Why Choose Scan to BIM?

Using Scan to BIM can significantly improve efficiency and reduce risk across a range of construction and refurbishment projects. Here’s how this technology delivers value in terms of cost, time, and accuracy:

Cost Efficiency

  • Reduces the need for repeat site visits through detailed digital documentation
  • Minimises errors during planning and design, reducing costly rework
  • Helps identify potential clashes or discrepancies early in the process

Time Savings

  • Faster turnaround from initial 3D Laser Scanning Survey to model delivery
  • Enhances collaboration by providing teams with a central, up-to-date model
  • Streamlines communication and coordination across stakeholders

Accuracy and Reliability

  • Point cloud scanning delivers highly precise measurements and site conditions
  • Captures every detail, including structural elements, MEP systems, and architectural features
  • Ensures models reflect true as-built conditions for reliable planning and execution

Whether you’re renovating a heritage building, coordinating a multi-discipline design, or planning a commercial fit-out, our Scan to BIM services provide the accurate foundation you need for a successful project.

From Point Cloud Scan to BIM Model

Mulberry House, Oxford

For this project, XP Surveys conducted a detailed measured survey of Mulberry House in Oxford. Utilising 3D laser scanning technology, they captured precise measurements with an accuracy of ±10mm. The data was then processed to create a comprehensive 3D Revit model, aligned with the Ordnance Survey (OS) grid using GPS. This model provided a reliable foundation for architectural planning and design.

Greenpeace UK Ltd Headquarters, London

XP Surveys undertook a comprehensive survey of the Greenpeace UK Ltd Headquarters in London, encompassing the office building, warehouse, stores, and plant areas. The team produced a detailed 3D Revit model, along with all floor plans, to support facility management and future development initiatives.
